Rebecca has been working in the title and closing industry for over 21 years. During that time, she has performed and managed every aspect of the real estate closing business. Rebecca serves as our Office Manager, and she is responsible for overseeing the entire closing process, as well as preparing the Closing Disclosures and Settlement Statements, working with lenders to produce the closing package, and ensuring that all closings are properly disbursed. Rebecca’s experience and expertise are second to none, and she can address and resolve any issue that may arise during the closing process. In addition, Rebecca regularly attends continuing education courses to ensure her continued expertise in TRID, title insurance underwriting, and ancillary (divorce, estate, etc.) title issues. Tammy Spangler
Tammy is a legal assistant with us, and she has worked in the legal field for the majority of the last 20 years. Tammy is primarily responsible for preparing the pre-closing title documents as well as handling all aspects of the title insurance process. She also works with lenders and real estate agents to ensure that all closing documentation is accurately prepared and ready for the closing. In addition, Tammy works with lenders and title insurance underwriters to ensure that Foundation is in compliance with all of the ALTA Best Practices as they relate to title companies and closing agents. This, in turn, ensures our compliance with RESPA, TILA, TRID, and CFPB regulations, which allows us to provide closing services in full compliance with all federal, state, and industry-promulgated laws, rules, and regulations. Sara Branch
Sara is a legal assistant with us, and she has over ten years experience in the banking and real estate industry. Prior to joining our office, Sara spent ten years working with Highlands Union Bank, where she was involved in handling post-closing matters and compliance issues. Sara now works with lenders, agents, buyers, and sellers to ensure that all parties are fully informed as to the current status of each closing and as to each step of the closing process. She also coordinates among lenders, agents, buyers, and sellers to ensure that each party has all the information needed for a closing and that all conditions and contingencies, whether lender-specific or contract-specific, are fully satisfied in time for closing. In addition, Sara works with Rebecca and Tammy to ensure that all title insurance documentation is complete prior to closing and that all post-closing and disbursement related items are timely addressed.
